Insurance for Commercial Property Investors & Developers
Owner's interest liability policies and commercial builders risk / course of construction insurance for the entities that own the project — plus the soft costs, delay-in-completion, and permanent property coverage that protect the deal from groundbreaking to stabilized occupancy.

Your GC's Insurance Doesn't Protect Your Entity the Way You Think It Does
Most commercial real estate deals are held in a single-purpose LLC — and during construction, that entity is a defendant waiting to be named. When someone is injured on the site, or the project damages a neighboring property, the lawsuit names the owner right alongside the general contractor. Many investors assume being an additional insured on the GC's general liability policy covers this. In practice, that status rides on a policy you don't control: limits that erode as the contractor's other claims are paid, endorsements narrower than your contract required, exclusions you've never read, and a carrier whose first duty is to the contractor — not to you.
An owner's interest policy closes that gap. It is a general liability policy purchased by and for the ownership entity, project-specific, with limits sized to your lender's and equity partners' requirements. If the GC's coverage fails — denial, insolvency, exhausted limits — your entity still has its own program responding. On the property side, the same logic applies to builders risk: on commercial projects, the owner is usually the party who should control the course-of-construction policy, because it's the owner's completed value, the owner's soft costs, and the owner's lost rents on the line when the schedule slips after a loss.
Breaking ground soon, or already mid-construction with only additional insured status?
Owner's interest and builders risk can both be placed on projects already underway. Complete our online builders risk application, or send us the construction contract's insurance exhibit and your lender's requirements via the quote form and we'll structure the program around them.
Coverage From Groundbreaking to Stabilized Occupancy
A commercial development needs different insurance at each phase. We structure the whole arc as one coordinated program — not a pile of disconnected policies.
Owner's Interest Liability
Project-specific general liability written in the name of your ownership entity — the LLC or LP holding the deal — protecting it against third-party injury and property damage claims arising out of the construction project. Your policy, your limits, not the GC's.
Owners & Contractors Protective (OCP)
A designated-project policy covering the owner's liability arising from a named contractor's operations. Some construction lenders require an OCP specifically; we place them and will tell you when an owner's interest GL is the better structure.
Builders Risk / Course of Construction
All-risk coverage on the project itself — the structure in progress, materials on site, in transit, and in storage — written to the full completed value, for ground-up commercial construction and major renovations.
Soft Costs & Delay in Completion
The extensions that protect your pro forma: re-drawn plans, permit and loan fees after a loss, plus the rental income or business income lost when a covered loss pushes back your certificate of occupancy.
Permanent Property & Lessor’s Risk
At delivery, we transition the project to a permanent commercial property policy with loss of rents, and a lessor’s risk liability structure — coordinated so there is no gap at your certificate of occupancy.
Umbrella & Excess Liability
Lenders, equity partners, and institutional tenants routinely require $5M–$10M in total limits. We build umbrella and excess layers over the owner’s interest and premises liability program to meet the requirement.
Commercial Builders Risk, Structured Around the Deal
Commercial builders risk is written to the full completed value of the project — hard costs, not the current value of work in place — on an all-risk basis for a term matched to the construction schedule. Fire, wind, hail, theft of materials, and vandalism on a partially completed structure are the classic losses; a half-built commercial building has no fire suppression, no envelope, and often no security.
The difference between an adequate policy and the right one is in the extensions: soft costs (re-drawn plans, permit re-application, additional loan interest and fees), delay in completion / loss of rents for income-producing projects, materials in transit and off-site storage, and terms that survive a schedule extension without a punitive re-rate. Your construction lender will require evidence of coverage before funds are disbursed — we routinely turn around lender-compliant certificates on financing deadlines.
We Place Course of Construction Coverage For:
- Ground-up commercial construction (office, retail, industrial)
- Multifamily and mixed-use developments
- Major renovations and repositioning projects
- Commercial tenant improvement build-outs
- Self-storage, flex, and warehouse development
- Master / blanket programs for multiple active projects
- Projects already under construction needing mid-course placement
Built for the People Who Own the Project
This practice serves the ownership side of commercial construction — the investors, developers, and entities that hold the real estate — nationwide. Altamira serves clients in all 50 states, with our deepest markets in California, Nevada, Utah, Arizona, and Texas. Because Altamira is a construction-specialty brokerage, we sit on both sides of the same projects: we insure the general contractors and trade contractors building them, and the owners and developers funding them. That means we read your construction contract's insurance exhibit the way an underwriter does, and we know what the GC's policy will and won't actually do for you.
Already own stabilized property? Our commercial property owner insurance page covers the permanent property, premises liability, and loss of rents program for income-producing buildings.
