If construction defects are discovered years after completion, you may be named in a lawsuit even if the defective work was performed by a specialty sub. Contract requirements for GCs are also typically more stringent. Commercial owners, developers, and institutional clients (schools, municipalities, government agencies) often require $2M/$4M GL limits, a $2M to $5M umbrella, and specific endorsements like primary/non-contributory additional insured coverage and waiver of subrogation.
